- Advising you of market rental rates based on analysis of market rates
- Screening of prospective tenants including ascertaining eligibility to stay in Singapore (at commencement of tenancy)
- Taking your instructions on terms of the lease in particular, rent, tenure, pets policy, minimum repair cost, etc.
- Process tenancy application
- Ensuring the lease is validly signed, witnessed, dated and stamped
- Collecting first month rent and deposit and crediting them to your account
- Notifying the lessor of maintenance (as per management agreement instructions)
- Attending to complaints by tenants and attending to repairs/replacement during lease, including, repairs/replacement of air conditioner, washing machine, leakage issues, breakages, cleaning, painting, etc. We strive to repair/replace at minimal cost using our extensive network of contractors, vendors and handyman
- If the cost of repair/replacement is agreeable with you, we execute as instructed and all invoices/cost will be paid by you
- Rendering you on yearly basis, an account of repairs and replacement cost and all other costs incurred
- Assisting you in GIRO payment of property tax bills and maintenance charges
- Tenancy renewals and negotiation of rent increase (if applicable)
